Bath & Bristol Surveyors are an independent property surveying practice covering Bath, Bristol, and the surrounding areas.  Specialising in Survey level ones (Condition Reports), Survey level twos (HomeBuyer Reports), Survey level threes (Building Surveys) and Property Valuations.

Bath and Bristol Surveyors was established following a career in providing professional surveying services to banks, fund managers, and private individuals.

 

Using our vast knowledge we decided to provide a similar high level service to private individuals assisting them with their residential and commercial purchases, and advising on the structural integrity of the building if necessary.

We also provide project monitoring services for build and development projects.

WHY GET A SURVEY?

Buying a property is probably the single, biggest purchase you’re likely to make in your life. So it makes sense to get an expert surveyor to check its true condition first. Not all faults are visible to the untrained eye.

 

  • Are there other, less obvious structural problems?

  • Is there evidence of wet rot?

  • Has there been any subsidence?

  • Do parts of the roof need replacing?


Consulting our fully qualified Chartered Surveyors will give you peace of mind that the property you’re buying is in sound condition or prevent you from making an expensive mistake that could eventually cost you, allowing you to withdraw from a transaction before you’re legally committed to the purchase.

It is worth noting that a valuation report undertaken by a mortgage lender’s valuer is not a survey. But is prepared to assess the property’s value as a security for the proposed loan.  It is not intended to identify defects on the property unless they severely affect the value.  Mortgage lenders, solicitors and many reputable consumer groups recommend buyers to obtain a survey, rather than relying upon a valuation.
